Overland Park has advanced a new townhome project near the site of the former Incred-A-Bowl entertainment complex at 151st Street and Antioch Road.
What’s going on? At its Monday meeting, the Overland Park Planning Commission approved a preliminary plat for a new cluster of townhomes on the property — a required step before N.M.S. LLC, the developer, can receive building permits for the project.
The details: The proposal includes 18 two-story townhomes across roughly 3 acres.
- Each home would have three bedrooms, three bathrooms, a basement and a two-car garage.
- Developers will also include two access points on the south of the property, and the commission recommended that they also add a pedestrian access point onto nearby Hardy Street.

Bigger picture: This marks the first time the Overland Park Planning Commission has seen a plat for this project, but it’s the third time the project as a whole has come before the commission.
- Developers also want to rezone the property from CP-O (Planned Office Building District) to RP-4 (multi-family housing).
- This request was highly contested by neighboring residents, who worried the now-vacant property would not be well-maintained by owner Dr. Paramjeet Sabharwal, who purchased it in 2016 after Incred-A-Bowl closed in 2015.
- The rezoning request was on the Overland Park City Council’s July 11 meeting agenda, but the council continued the item at the request of the applicant.
Remaining opposition: Some residents who had previously opposed the project spoke during the meeting about their continued concerns about the project and the site’s owner.
- “This property will become an eyesore within a year,” said resident Kristi Uenishi. “If it was any other developer that actually took care of properties, I would not be so opposed, but I know that this is going to be a flooding issue and eyesore, and you guys are going to have to hire someone just to do the code violations for this building.”
What’s next? Even with the unanimous plat approval, the Overland Park City Council has yet to approve the rezoning that would allow the townhomes to be built.
