Leawood’s much-discussed East Village project up for next key approval

The highly-contested East Village development, just west of State Line Road in southern Leawood, has returned for a new round of review before the city.

At its July 25 meeting, the Leawood Planning Commission will review and potentially approve final plans for the project’s later phases, which include hundreds of proposed apartment units, as well as retail shops and restaurants.

Proposed developments for the site at 133rd Street and Pawnee Lane have been discussed and debated for years, and the Leawood City Council earlier this year finally signed off on the latest version of a project.

  • These phases include the building of 36 brownstone homes, as well as 327 apartment units across four separate buildings.
  • During these phases, developers also aim to build 14,680 square feet of retail and restaurant space.
  • The plans also include 9,000 square feet of office space, a dog park and a community garden.

The project’s first phases will begin this fall

  • The Leawood City Council approved final plans for the development in March, after extensive discussion and input from concerned residents.
  • Following that approval, Oddo Development representatives said the first steps of utility and street work would begin this fall.
  • The first phase of construction will include 26 single-family homes and 12 twin villas, or duplexes, as well as traffic entrances off Pawnee Lane and High Drive.

East Village was previously dubbed Cameron’s Court

  • The East Village proposal at West 133rd Street and Pawnee Lane underwent three years of discussion between developers, the city and neighboring residents before it finally gained approval earlier this year.
  • The 116-acre project as a whole includes apartments, single-family homes and duplexes — as well as commercial components like restaurants and a grocery store.
  • Developers previously estimated the development will take 10 years to construct, but the first of the residential properties will start going up for sale in 2024 or early 2025.
