Developers of Overland Park’s Galleria 115 development are looking to grow its entertainment and residential component.
An updated development plan for the mixed-use development gained approval from Overland Park’s Finance, Administration and Economic Development Committee on Wednesday.
It will head next to the Overland Park City Council for approval.
The new plan has more entertainment, less retail
- The amended plan by Kansas City-based Block Real Estate jumps up from at least 15,000 square feet to at least 35,000 square feet of entertainment space — something the city pushed for in previous proposals.
- This entertainment space entails “eatertainment” restaurant concepts similar to Overland Park’s Pinstripes and Chicken N Pickle — as well as esports gaming concepts and arcade-type venues like Dave & Busters.
- The new plan also decreases retail space from 185,000 square feet to 95,000 square feet, forgoing the grocery store and “quick service” restaurants that were originally included in later phases.
Developers also added more apartments and office space
- The amended plan raises the total number of apartments from 548 units to 678 units, broken down into 322 apartments in the north building and 356 apartments in the south building.
- Both apartment buildings will have five stories, a courtyard and underground parking.
- Developers also raised the office space total from 45,000 square feet to 363,805 square feet.
The project now has five phases
- Part of this week’s amendment also spreads the project’s buildout across five phases instead of three.
- That pushes the overall estimated completion date for the project from October 2027 to December 2030.
- It also raises the project’s total cost from roughly $253 million to roughly $440 million.
Galleria 115 has been in the works since 2017
- Overall, the project off West 115th Street and Nall Avenue entails multifamily, retail, office and entertainment space across 37 acres.
- Developers said the project’s first phase of retail is “basically complete”, with Chick-fil-A, Andy’s Frozen Custard and Whataburger already open.
- “I’m excited to see what entertainment comes from this, “ said Councilmember Holly Grummert at Wednesday’s meeting. “We want this to be a success, and that’s why we’re here. So we want to keep moving this forward and hope it turns out just as great as what we see.”
