Drive-thru coffee shop planned for Metcalf Village in Overland Park swapped for gas station

A drive-thru coffee shop planned in the future nine-acre Metcalf Village Shops commercial development in southern Overland Park is getting replaced. 

On Monday, the Overland Park Planning Commission approved a revised preliminary development plan for the shift in the building’s intended use.

It was part of the commission’s consent agenda, which means they considered it alongside a series of other procedural items that were not individually discussed. 

Metcalf Village Shops coffee joint becomes gas station

  • In the new plan, the site near the southeast corner of 161st Street and Metcalf Avenue previously intended for the drive-thru coffee shop will be taken up instead by a gas station. 
  • That comes with an attached convenience store in a multi-tenant building with room for two more restaurants.
  • City documents related to the revised site plan do not give a reason for the change in uses for this particular building in the wider commercial development.

Wider Metcalf Village area has mixed-use plan

  • The area surrounding the Metcalf Village Shops near 160th and Metcalf in southern Overland Park is marked mostly by multifamily residential and commercial uses, either in effect or planned. 
  • Just to the north of the site, Overland Park authorized a 40-acre development plan as part of a rezoning request. 
  • The developer Lux Living plans to build more than 900 multifamily units and 35,000 square feet of commercial space stretched over 11 buildings. 
  • Other medium density and some high density multifamily residential developments are to the south and east.
