The Mission Finance and Administration Committee tonight will consider a pre-development agreement with a Kansas City, Mo., company that’s looking to turn a vacant office building on Johnson Drive into a mixed-use project that would include approximately 180-units of housing.
EPC Real Estate Group is proposing a project at 6201 Johnson Drive that would have retail and/or office space on the first floor with an apartment complex above. The project would include a parking garage as well.
A memorandum included in the committee’s meeting packet suggests that the developer has informed the city that “the project presents some unique challenges and added costs which create a project financing gap” and that it will consequently be seeking the creation of a Tax Increment Financing district. Should the committee approve the pre-development agreement, EPC would be noted the developer of record for the site for four months. The pre-development agreement would not obligate the city to approve any plans for the site, however, and mandates the developer establish a $10,000 fund to compensate the city for any costs it incurs during review of development proposals for the site.
A representative of EPC did not return a call seeking information about the project prior to publication of this story, though we’ll update the post if we get in touch with them.
EPC has been involved in the development of a number of recent projects in the northeast Johnson County area, including Avenue 80 and Avenue 81 in downtown Overland Park; The Village at Mission Farms in Overland Park; and Mission 106 in Leawood.
