‘Age-restricted’ community gets initial OK in Leawood

A new residential community for “active adults” ages 55 and older is coming to Johnson County.

The Leawood Planning Commission on Tuesday approved plans for a new Village Cooperative of Leawood community in southern Leawood.

The plan heads next to the Leawood City Council. If approved, construction will kick off on the new residential community next summer.

The development is at 135th Street and Kenneth Road

  • The building will go up on the east side of the incoming One35 mixed-use development.
  • Plans for the One35 project also entail 193 non-age-restricted apartments — along with 35,000 square feet of retail and restaurant space and 77,000 square feet of office space.
  • The development will also neighbor a number of residential developments in southern Leawood, including Regents Park Villas of Leawood and the incoming East Village development.

Village Cooperative will have 59 ‘active adult’ homes

  • All age-restricted homes within the four-story building will range from 900 square feet to more than 1,600 square feet in size.
  • The building will also feature underground parking, a car wash bay, garden plots and reading areas.
  • The community will operate as a “co-op”, which means residents have joint ownership of their property instead of paying rent.
  • Shane Wright, project manager for the community, said Village Cooperative communities serve as a good middle ground for older residents looking to downsize without opting for assisted living.
  • “There’s a certain percentage of people who are looking to exit out of a home that they don’t want to operate anymore, but they don’t want traditional senior housing,” said Shane Wright, project manager for the community. “When people come into our communities, they don’t feel like a transitional community, because our buyers are definitely not looking for that.”

This marks Village Cooperative’s fifth JoCo community

  • Village Cooperative operates four other Johnson County communities — including in Lenexa, Overland Park, Shawnee and Olathe.
  •  Across state lines, the company also operates two more communities in Kansas City.
  • “Quite frankly, our application tonight is a result of buyers for years asking us if we’d ever come here,” Wright said. “We’ve been asked for years if we could bring a community to Leawood.”
