Overland Park commissions clears way for next retail installment at Aspiria

More of the retail planned on the Aspiria mixed-use campus in central Overland Park has started to take shape.

Earlier this month, the Overland Park Planning Commission voted 8-1 to approve a final development plan for a 9,600-square-foot multitenant retail building near 115th Street and Nall Avenue.

Commissioner Radd Way, who is the vice chair of the planning commission, cast the lone no vote.

City staff recommended continuing the final development plan due to a deviation request they did not fully support. However, the majority of the planning commission decided it was OK to move forward with some stipulations.

What’s the plan for retail at Aspiria?

  • This building is part of a group of retail buildings planned in this part of the Aspiria campus.
  • Other retail and restaurant spaces are also envisioned throughout the development.
  • Specific tenants for the building were not detailed at the planning commission meeting on Jan. 13.
  • Construction on Andretti’s entertainment complex, which is directly adjacent to the site, is underway.

Looking back on Aspiria

  • The Aspiria campus was once envisioned for office development as part of the former Sprint World Headquarters.
  • In 2020, Wichita-based developer Occidental Management had the 200-acre campus rezoned for mixed-use development, effectively paving the way for a variety of uses.
  • That, so far, has included offices, entertainment venues and other types of operations.
  • After T-Mobile merged with Sprint in 2020, the company took over the western portion of the campus.
  • Reaching the full vision of Aspiria’s developers — which has evolved over time — is likely to take years, if not decades.

Next steps for Aspiria:

  • The Aspiria plans call for more retail buildings to be developed near this specific retail building in the future.
  • Additionally, more Aspiria-related site plans are likely to come to the planning commission and the city council over the next several months.
  • What exactly those might entail and look like is unclear.
