A revised plan for the initial phase of work at Aspiria on the sprawling site of the former Sprint headquarters in south Overland Park now includes an indoor gaming venue and a more than 400-unit apartment complex.
Driving the news: Wichita-based developer Occidental Management received approval from the Overland Park Planning Commission last week for a new preliminary development plan for the first phase of Aspiria, comprising a sliver of land on the northeast side of the complex between Nall Avenue and the Jewish Community Center.
Entertainment facility: At the northwest corner of 117th Street and Nall, Occidental is looking to build a 103,430-square-foot building for Andretti Indoor Karting & Games, an Orlando-based company that operates a chain of go-kart and arcade facilities.
- Named after Italian-born racing champion Mario Andretti, the entertainment company is known for its multi-level indoor racing tracks and other high-tech entertainment.
- In addition to electric go-kart racing, other Andretti locations feature a variety of recreational activities, including laser tag, bowling, virtual reality games and arcades.
Other new aspects: In the same area on the campus, the developer plans to construct a 419-unit apartment building, as well as four pickleball courts.
- The 430,000-square-foot apartment building will sit on the northern half of the campus, along Nall Avenue between 115th and 117th streets.
- Additionally, the pickleball courts will be located between an exisiting Jewish Community Center parking area and a future building to the southwest.
- A total of 956 parking spaces are proposed between the apartment building and the Andretti facility.
Bigger picture: The plans approved recently constitute just the first phase of a much larger redevelopment of the former Sprint campus, which comprises more than 200 acres and is expected to take years to fully complete.
What’s next: Before construction can begin, Aspiria must gain approval for this latest development plan from the Overland Park City Council.
- The plans will come before the council at its Oct. 3 meeting.
A new tenant at Aspiria
In addition to new construction plans, Aspiria recently landed another new tenant for office space inside the former Sprint buildings nearby.
- Sethmar Transportation, an Overland Park-based freight brokerage firm, signed a 20,000-square-foot lease at the former Sprint campus, with plans to move to the space in October, according to company officials.
- Sethmar Transportation is just one of several new tenants to sign a lease in a former Sprint building — the portion of Aspiria that Occidental has dubbed “The Campus.”
- Other recently signed tenants include multi-service technology solutions company TreviPay and international legal and technology solutions company UnitedLex.
