Two new retail tenants — a coffee shop and golf simulator — are hoping to make their way to the Overland Crossing shopping center in south Overland Park, which is undertaking a major renovation.
Driving the news: On Monday, a revised preliminary plan gained unanimous approval from the Overland Park Planning Commission to modify the existing shopping center near 119th Street and Metcalf Avenue.
The details: With the preliminary plan, Kansas City-based Legacy Development is looking to add a pad site to the center in order to construct a new retail building in the southeast corner of the complex, near the current Mattress Firm store.
- The developer also proposed a number of interior changes to its parking lots and drives, including additional parking adjacent to the existing Pan-Asia Market.
- Also as part of the plan, the Mattress Firm building will undergo some structural changes in order to accommodate a new coffeehouse tenant to the space.
G Fairways: According to city documents, the developer plans to put golf simulator company G Fairways in the new building in the complex’s southeast corner.
- Open 365 days a year, patrons can book a session via G Fairways App to use the simulator, which measures ball speed, launch angle and direction of the swing.
- Memberships to the golf simulator company start at $100 a month.
- G Fairways goal is to provide a “year-round affordable golf experience” by “combining technology and community,” according to the company’s website.

151 Coffee: Additionally, existing tenant Mattress Firm will reduce in size in order to split its current square footage with new drive-thru coffee shop 151 Coffee.
- The Texas-based coffee company serves a variety of coffee drinks, teas, sodas, energy drinks and shakes.
- One specialty coffee drink featured on the menu is “the islander,” which comes with coconut and white chocolate in a chocolate macadamia nut latte.
- 151 Coffee was founded in the Dallas-Fort Worth area in 2017 and now has eight locations across the state.
Other big changes coming to Overland Crossing complex
The changes approved by the planning commission Monday are just some of several updates the retail center is currently working to undertake.
- By the time construction is complete, Legacy plans to build four new buildings to increase density at the complex adjacent to the Blue Valley North High School campus.
- In total, the developer is working to bring eight new tenants to the retail site by 2024.
- Legacy is also working to finish construction of a new Whole Foods location in the shopping center, which is looking to open in the summer of 2023.
