We’re watching these developments in Gardner and Edgerton in 2026

From major reworking of key interchanges along I-35 and plenty of new neighborhoods, the cities of Gardner and Edgerton have a lot going on this year.

At the start of 2026, the Johnson County Post is looking ahead to some of the major development projects that we are keeping an eye on this year, including those that have already begun work or are anticipated to start in the next 12 months.

This story focuses on projects in Gardner and Edgerton.

Residential developments

Several single- and multi-family developments in Gardner and Edgerton are in various stages of development in 2026.

A look at the projects along 175th Street in Gardner:

  • The Lone Star Prairie development, located on 175th Street just east of Four Corners Road, has started phase one of construction, with phase two plans under review. In total, the development is expected to have 187 single-family homes.
  • Horizon Point, located at the southeast corner of 175th Street and Four Corners Road, is slated to start construction in later this year. A total of 246 single-family homes are set to be built at the site.

Several neighborhoods near 167th Street in Gardner continue to expand, including:

  • Symphony Farms, located at 167th Street and Kill Creek Road, is entering phases seven and eight of development, expanding the neighborhood with 83 new homes.
  • Hilltop Ridge, located just west of Kill Creek Road along 167th Street, is entering phase two of development, which includes 61 new homes.
  • Cypress Creek, located across from the high school at Madison Street and Waverly Road, is currently constructing 141 single-family homes during its third and fourth phases of development.
  • The Flint Trails development, located at 167th Street and White Drive, is anticipated to start construction this year on the planned 264 townhome units. The first townhomes are anticipated to go up for sale this fall.

Additional housing developments include:

  • Tallgrass, an apartment complex, is under phase three of construction, adding 80 apartment units at University Drive and Moonlight Road.
  • The Dwyer Farms subdivision in Edgerton starts phase two of construction this March, adding 103 homes near 207th Street and Edgerton Road.

Clare Crossing in Gardner

At the northeast corner of 175th Street and Clare Road, work has begun on the first building associated with the Crossroads Commerce Center that is anticipated to have 2.8 million square feet of warehouse and light industrial space across eight structures.

Also in the same area, at the southeast corner of 175th Street and Clare Road, infrastructure construction has started to support a planned commercial and multi-family development proposed for approximately 60 acres of land.

The $22.9 million development proposes bringing more than 250 townhomes and apartments as well as a travel center, hotel, restaurants, car wash, child care center and retail to the area.

Along Interstate 35

Several developments are planned for and along I-35, including:

  • A 128-room, dual brand hotel — Staybridge Suites and Holiday Inn Express — is expected to start construction later this year at the southeast corner of Interstate 35 and 175th Street in Gardner. Plans for the 22,800-square-foot hotel include an indoor pool, a breakfast area and an outdoor patio.
  • The Kansas Department of Transportation, along with the city of Gardner, are working on the reconstruction of the I-35 and Gardner Road interchange; designing a replacement for the Moonlight Road bridge over I-35; and making improvements to the I-35 and 175th Street interchange.
  • At I-35 and Homestead Lane, Edgerton Crossing has started pre-leasing spaces for a new retail development. No tenants have been announced yet.

New elementary school

The Gardner Edgerton School District broke ground in late 2025 on a new 78,000-square-foot elementary school at Kill Creek Road, south of Pioneer Ridge Middle School. The building will be modeled after the Grand Star Elementary School design.

With the construction of the new school, Sunflower Elementary School will be converted into a centralized early education center.

It’s been more than a decade since the school district added a new school, according to the district’s website. The last school to open was Trail Ridge Middle School in 2014.

Soon, Edgerton will have its own coffeehouse. Full Brew Cafe at 203 E. Morgan St. is set to open this year.
