One35 development progresses in Leawood

New apartments and retail are coming to southern Leawood.

Located on roughly 7 acres at West 137th Street and Kenneth Road, One35 comprises a mix of residential, retail and office spaces. The Leawood Planning Commission on Tuesday approved a revised plan for the incoming mixed-use development.

The development includes residential, retail and office space

  • The site plan for One35 entails 193 apartments west of High Drive and an 84-unit assisted living facility on the east side of High Drive.
  • In addition to the apartments, Overland Park-based developer Lashbrook Companies also plans to build roughly 35,000 square feet of retail and restaurant space — broken down into 9,000 square feet west of High Drive and 26,000 square feet east of High Drive.
  • The 6.7-acre project also includes roughly 77,000 square feet of office space.

The project initially got approved in 2021

  • The revised plan approved by the Planning Commission spells out walkability stipulations for the site. In short, the developer must install a 10-foot crosswalk along the south side of 137th Street, and another one along the west side of Kenneth Road.
  • The buildings are designed by Lenexa-based Klover Architects.
  • Developers did not immediately confirm the timeline for the project’s construction, which hasn’t begun yet.

Lashbrook also owns Regents Park

  • One35’s developers are also behind the neighboring Regents Park residential development.
  • Construction recently began on the project, which includes 81 homes of different housing types.
  • In March, the Planning Commission also approved a roughly 1,000-square foot clubhouse for the neighborhood, which will include a pool, dog park and pickleball court.
